We work with homeowners who want more than a quick refresh. So we start with the planning: a strong layout and a clear design direction, settled before construction begins.
Sequence is where you save money. The expensive problems in a renovation almost always trace back to a decision made too late, or made out of order. Ceiling heights, window placement, where the cabinetry runs, how light moves through a room. All of that is cheap to change on paper. Once the framing is up, you’re paying for it.
We work in two phases. The first sets scope, layout and budget, and produces enough documentation that your contractor can price the job instead of guessing. The second fills in the detail: selections, drawings, renderings, specifications. We check every one of them against the budget we already agreed on.
Wait to bring your contractor in until after that first phase. It’s one of the more useful things you can do. They get a scope to price. You get a number you can trust. And if you’re wondering whether you need an architect too, we’ve written about that.
Renovations and additions, new construction alongside your architect and builder, and full-home furnishing. Some clients come to us with a house they’ve lived in for fifteen years. Others are three months from closing on a new build. Both work well, and the earlier we’re at the table, the more we can protect.
Good design takes longer than most people expect, and that’s usually the point. Thoughtful design takes time because the decisions underneath it are structural and expensive to unwind. I’d rather spend an extra two weeks on a floor plan than have you live for a decade with a kitchen that doesn’t quite work. Two weeks is cheap.
